Registered in both countries

In Singapore, people ask about the west sun before almost anything else. I can answer that one, and the harder ones about tax, loans and two countries.

Where the sun falls

This is the real sun over Singapore, calculated for the month and hour you choose. Pick a direction, and see what a home facing that way actually gets.

Buying across a border means two sets of rules, banks and lawyers. I am registered in both countries, so you deal with one person.

Permanent residents5% on a first home. 30% on a second, 35% after that.
Foreigners, including Malaysians without PR60% on any home. Landed homes generally need approval.

The new train runs from Bukit Chagar in Johor Bahru to Woodlands North in Singapore. It will change how people live across the border, and it is worth looking closely at homes on both sides of it.

Figures checked in November 2026, from IRAS and published Malaysian sources. They change, and your own case matters, so I confirm them with you and bring in a lawyer where one is needed.

Where I work

A guide to the neighbourhoods I know well in Singapore and Johor. Open one for what it is like to live there.

What I do for you

The shadow of palm leaves falling across a white wall

Buying

I start with how you live and what the numbers allow, then shortlist homes worth your time. We read the transaction records together, and I will tell you when a home is wrong for you, including when it is the light.

Selling

A clear price drawn from recent sales, photographs and viewings handled properly, and straight answers all the way through the negotiation.

Renting

For landlords and tenants: fair terms, proper checks before anyone signs, and a handover nobody has to argue about later.

Moving across the Causeway

Two countries mean two sets of rules, banks and lawyers. I keep them in step, so you only ever need to deal with one person.

I'm Annie

I'm Malaysian, I live in Singapore, and I work on both sides of the Causeway.

I studied real estate at the National University of Singapore and I practise with ERA. In Malaysia, I am a registered real estate negotiator. That means I can look after you whichever side of the border your home is on.

Sunnie Homes is named for the first thing I look at in any home, which is the light. It tells you more than a brochure will: how a room will feel, how warm it will run, and how you will live in it.
